Why would you spend your time negotiating a short sale?
We have successfully completed over a thousand short sale transactions. Our All-Inclusive short sale services is a complete package. From opening the tile to closing of escrow, all procedures are combined into a fluid and efficient transaction. We have one of the highest success rates possible.
Our fees are generally paid by the sellers lender. This is possible because we are a law firm and our services are part of the settlement process. This is not a commission split agreement with another agent. It is a straight forward process, facilitated by a full time staff of 12 attorneys, accountants, negotiators and support staff.

How To Begin Using Our Services
Communication is key. Escrow agents will only know what you keep them abreast of:

Sellers Agent - Provide us with a copy of the Purchase and Sale Agreement. We will provide the Listing Agent with the forms and documentation required.

Listing Agent- You can speed up the Short Sale process by providing us with the information before you recieve and offer. Send us a copy of the Listing Agreement and your chice of Title Insurer. We will provide the seller with a Short Sale Package and begin the process. Call us if you would like us to send you an seller authorization form before your listing appointment.

Prepare your clients- let them know that Escrow Legal Services will be their escrow company and that we will be in contact with them.

When you list a property, have your Seller gather all payoff-related information (account numbers or statement copies) for: HOA, utilities, mortgages, lines of credit.

MIn the MLS comments and on line #11 of the PSA, specify Escrow Legal Services as the closing agent. You should also clarify that any commission reductions that result during the negotiation process with the lender, will be split evenly between agents.

Free Class - Short Sale Class and Agents Brief
Attorney Myrna Weissman conducts a 90 minute class desinded to assist agents in troublshooting the short sale transaction. She discusses proven techniques that can help to dramatically increase the success rate, shorten the time-line and increase the accuracy of your short sale.
90 Minute Class - This 90 minute class is offered free to brokers at their office location. Lunch may also be included. We ask that a minimum of 20 agents attend.
Agents Brief - We also offer a short 10-15 minute brief of our services. These are generally given at one of your weekly agents meetings.

The goal of HAFA is promote alternatives to foreclosure when modifacation is not available or accepted. It also addresses some of the common challenges found in the short sale process. The program provides incentives to the seller and lender and attempts to standardize documentation and shorten time-lines.
